Energy performance certificates to be required in commercial property transactions

The Government’s beloved Energy Performance Certificates – a key part of the controversial Home Information Packs introduced for residential property in 2007 – are soon to be extended to commercial property deals, warns Hawkins commercial partner Paul Sheerin.

This change in the law is being introduced gradually from 6 April through until 1 October this year.

 Paul Sheerin comments:  “EPCs will be required for all buildings (defined as a roof construction with walls!) for which energy is used either to hear or cool the premises.

 “That means it is likely to cover factory premises, storage or warehouse premises, farm buildings and much more besides.

 “It isn’t clear yet whether greenhouses or polytunnels are included and guidance from the Government is promised.

 “What is clear is that there will be an additional cost to property owners in selling or leasing their buildings”.
